Rents still going up due to lack of supply

New research from the RICS shows that rents are still going up. Other surveys have shown the same thing, and in Belfast we have noticed the trend. Some speculators put this down to landlords either exiting the market, or not increasing their portfolios because of the government's anti-landlord tax policies. But as we previously predicted, tenants are paying the cost of the stamp duty on second properties, the high rate interest cap, and the wear and tear allowance ending. Buying a BTL property makes a lot of sense. Compare it with the lowly 1 or 2% you are likely to achieve in a bank account and you will see why. Many properties are achieving 7-10% gross return pa.
